15 serious buyers for your brokerage.
Or we work for free until you get them.
We run your Meta ads and check every lead before it reaches your agents. Every buyer has told us their budget and when they want to buy. If we miss 15, we keep working at no cost to you until you have them. All the risk on our work is ours.

Why good leads go cold.
Meta works. But the money gets lost in a few predictable places, and none of them are secret. This is what's published, with the source next to each number.
So we do it differently. We check every lead before it counts. You get 15 real buyers, and if we miss, we work for free until you do.
Everyone is chasing the same buyer.
That's how many new brokers joined Dubai's register in the first six months of 2025. By January 2026 there were about 39,800 licensed brokers. Your buyer has plenty of people to choose from, so the first good call matters.
Dubai Land Department figures, via the Government of Dubai Media Office, 27 July 2025, and Khaleej Times, 9 February 2026Some enquiries never get an answer.
Researchers sent a test enquiry to 2,241 US companies. Almost a quarter never replied, and only 37% replied within an hour. The same article found that firms that contacted a lead within the hour were nearly seven times more likely to have a real conversation with a decision-maker than firms that waited one more hour. That was 2011, and it was the US. We wouldn't bet that buyers in Dubai are more patient.
Oldroyd, McElheran and Elkington, Harvard Business Review, March 2011The default form is built for taps, not interest.
Open your Ads Manager and the CPL looks great. That's because Meta is doing what you asked: finding people who tap submit. Meta's own help page describes its default form as made to get "a larger number of leads". It also offers a "higher intent" form, which it says is focused on "very intentional leads". You have to choose it.
Meta Business Help Center, "About instant form types"One wrong permit number costs real money.
That's how many brokers the Dubai Land Department fined in the first half of 2024 for breaking advertising rules, after 1,530 inspections of ads. An earlier round hit ten companies with AED 50,000 fines for missing, misused or expired permit numbers. Whoever runs your ads, the permit has to be right.
Gulf News, July 2024, and Gulf News, October 2020Most of your competitors aren't testing much.
We looked at 222 UAE advertisers in Meta's public Ad Library in October 2026. The typical one had a single live ad. That's an opening, and it's the first thing we check for each project.
Our own count from Meta Ad Library. Anyone can check it.What 2,241 companies did with one test enquiry
We read the market before we spend your money.
We call it ATLAS, because five letters are easier to remember than five bullet points. The idea is simple: research first, ads second, and a check on every lead before it counts.
We pull more than a thousand live ads from Meta's Ad Library and look hardest at the ones that have run the longest, because an ad that survives is usually making money. Then we write up your project: who buys it, what they ask, what puts them off.
Ads with real people and real numbers on screen: price, payment plan, handover date. Not the developer's brochure.
We start small and test a few ads. Then we put more of your budget behind whichever one brings in leads that pass our checks. Not the ad with the cheapest CPL. The one with the cheapest serious buyer.
The form asks for budget and timeline, and we use Meta's "higher intent" form type, which Meta says is focused on "very intentional leads". A short page about your project sits behind it.
We check every lead before it counts. Then the lead reaches you with a note on what they said and what to say first.
Every lead comes with a note.
For every lead that passes our checks, we write one page: what the buyer said, what they're worried about, and what to say first. It also records that the lead was sold to you and nobody else. We call it the Lead Passport.

A list of your competitors' ads
The ten that have run longest for your project, before you sign anything.
Notes on your buyers
Who buys, what they ask, what puts them off. You keep it, and your agents can use it on calls.
Permit checks first
Your Trakheesi permit, RERA registration, escrow and the developer's NOC, checked against public records before any ad goes live.
A report on both of us
Every lead we rejected, and why. And how fast each of your agents called back. Fair is fair.
One broker per project
Nobody else gets the leads from your project.
Every lead checked
Wrong numbers, duplicates and people who aren't serious are taken out before a lead reaches you.
Numbers from real ad accounts.
Screenshots from campaigns, with client names hidden. Each one says whose campaign it was.
Miss 15, and we work for free.
That's the whole deal. We keep going, at no extra cost, until you have 15. And we write down what counts as qualified before we start, so nobody argues about it later.
What counts as qualified
A buyer who filled in the form with a budget and a timeline, and then passed our checks. Wrong numbers, duplicates, and people who say they never filled anything in don't count.
Your ad money
You pay Meta directly from your own ad account, so you see every dirham. We agree the monthly budget in writing first. While we work for free, the ads still run on your budget. Our work is free, Meta's clicks are not.
If we don't reach 15
We keep working for free until we do. No extra fee from us, no new contract, no fuss.
What we need from you
Your Trakheesi permit and the developer's NOC. Access to your ad account. And one agent who will call verified leads within 15 minutes.
A good fit if
- You run a RERA-registered brokerage with a few agents or more.
- You have a Trakheesi permit and can fund your own ads.
- Someone on your team will pick up the phone to a verified lead quickly.
Not a fit if
- You're a solo agent with no ad budget.
- You want a guarantee of sales rather than a guarantee of real buyers.
- You'd rather have 500 cheap leads than 20 checked ones.
Meet the team.
What brokers usually ask.
Who pays for the ads?
You do, directly to Meta, from your own account. We never touch your ad money. What you pay us is separate, and if we miss 15 buyers we work for free until we reach it.
What if you don't get me 15?
We keep working for free until you have them. The ad money already spent on Meta stays with Meta, because we never held it. That's why we agree a monthly ad budget in writing before we start.
Are the leads exclusive?
Yes. One broker per project, and we never resell a lead. Each Lead Passport says who it was issued to.
Do I need a Trakheesi permit?
Yes. Dubai property ads need a permit number, and off-plan ads also need the developer's NOC. We put the number on every ad and check the project's public record before anything runs. The fines for getting it wrong are real.
Do you guarantee sales?
No. We can guarantee 15 qualified leads, each one checked, or we work for free until you have them. What happens next depends on the market and on how well your agents follow up. You'll see how fast every lead was called, so nothing is hidden.
Can solo agents work with you?
Not yet. We work with RERA-registered brokerages that have an ad budget and at least a few agents.
Book a free call with us.
The call is free and takes 20 minutes. Tell us which project you want to sell. Before we speak, we'll send you the ten longest-running competitor ads for it. If we're not the right fit, we'll say so.
